Concrete coatings in The Villages®

Driveway, cart pad, lanai and garage coatings across every village, from the Historic Side to the newest construction south of SR 44.

Working in The Villages®

The Villages is the most distinctive place we work, because the concrete is used differently here. Almost every home has a golf cart pad and a driveway that takes cart traffic as well as car traffic, and a cart's small hard wheels concentrate weight in a way that finds any weakness in a coating. It is also a community where the house next door was built by the same crew to the same spec, so a driveway that looks tired stands out immediately against the ones either side of it.

Lanais and birdcage floors are the other constant. They spend their lives under a screen in Florida sun and afternoon rain, which is exactly the combination that yellows a non-UV-stable topcoat and turns a smooth surface slick. We finish lanai floors with UV-stable topcoats and tune slip resistance for a surface people walk on barefoot with wet feet.

Because the villages were built in waves, the slab you have depends on where you live. The Historic Side and the Lake County villages have concrete that has now had decades of sun on it and often wants resurfacing rather than a coating over the top. South of SR 44 the concrete is comparatively new, and there the question is usually protecting a good slab before it stains rather than rescuing one that already has.

What we're usually asked for here

  • Driveway and golf cart pad coatings, finished as one continuous surface
  • Lanai and birdcage floors with slip resistance tuned for bare feet
  • Garage floors, including the golf cart bay
  • Front entries and walkways with a border carried out to the drive
The Villages questions

Asked locally

Do you coat golf cart pads as well as the driveway?
Yes, and we recommend doing them together. Coating the driveway and leaving the cart pad bare leaves an obvious line down the property, and doing both at once costs far less than two separate visits because the setup and travel are shared.
Will a coating handle golf cart traffic?
Yes, when it is properly prepared. Cart tyres are small and hard, so they concentrate load and will lift any coating that was not mechanically bonded. We diamond-grind every slab rather than acid-etching, which is what makes the difference between a floor that takes cart traffic for years and one that peels in a season.
Do I need approval before changing my driveway?
Exterior changes in The Villages are subject to deed restrictions and district architectural review, so check with your district office before scheduling. We will happily hold a date while you get sign-off, and we can supply colour and finish details for the application.
