Concrete Floors
Done Diligently

A concrete coating is a resin system — epoxy, polyaspartic, or quartz — bonded into a diamond-ground slab to give it a sealed, hard-wearing surface. We install them on garages, driveways, lanais, and pool decks across The Villages, Leesburg, and Wildwood, often in a single day and without demolition. Diligence isn't a slogan here — it's the reason our floors outlast the ones that went down faster.

  • Diamond-ground prep
  • UV-stable — never yellows
  • No peeling, no hot-tire pickup
  • Written warranty
Our process

Done right, not rushed

Most coating failures come from skipped prep and compressed cure times. We don't skip either — every step gets the time it needs.

  1. Prep: grind, repair, moisture-check

Diamond grinders — never acid-etch shortcuts — open the concrete's pores and remove old coatings. We repair cracks and spalls and test for moisture before a drop of coating goes down. Prep takes time because it's where floors succeed or fail.

  2. Coat & broadcast flake

A high-solids pigmented base coat is worked into the profiled concrete for a bond that becomes part of the slab, with flake broadcast to full coverage while the coat is open.

  3. Cure & topcoat

We follow the manufacturer's cure schedule between coats — not a compressed version of it — then seal everything under a UV-stable clear topcoat as its own properly-timed step.

Coating systems

The right system for every floor

Stamped overlay driveways and entries outside, flake and quartz floor systems inside — one standard of prep across both.

Common questions

What homeowners ask us first

How much does a concrete coating cost in Central Florida?
Most residential work in the Leesburg and The Villages area runs between $5 and $15 per square foot depending on the system: a flake garage floor sits at the lower end, a hand-carved stamped overlay at the upper. A typical two-car garage lands in the low thousands. The spread comes down to how much work the slab needs before anything decorative happens — an old driveway with spalling and a failed sealer takes hours of grinding and repair that a clean interior garage does not. Square footage, the number of colours, and whether you want a border or a medallion move the figure as well. Quotes are free and itemised, so you see the price before and after any discount, and the prep line is shown separately rather than buried in a single number.
How long does a garage floor coating take?
A polyaspartic flake garage floor is usually a one-day install with foot traffic the same evening and vehicles back on it in 24 to 48 hours. Epoxy spans two visits with vehicles off the floor for three to five days. The difference is chemistry rather than effort: polyaspartic cures fast enough to grind, coat, broadcast flake, scrape, and topcoat inside a single working day, while epoxy needs an overnight set between the base coat and the topcoat. Florida humidity and slab temperature both shift those windows, which is why the schedule is set after the moisture test rather than promised in advance. We follow the manufacturer cure schedule rather than compressing it, and give you the exact timeline for your slab before the crew arrives. Most single-car and two-car garages are booked as one crew day.
Do concrete coatings hold up in Florida heat and sun?
Yes, provided the topcoat is UV-stable. Diligent Crete finishes every floor with a UV-stable topcoat, so patios, lanais, pool decks, and sun-facing garages do not yellow. Unprotected epoxy will amber in direct sunlight, which is why exterior work is steered toward polyaspartic or quartz systems. The mechanism is straightforward: ultraviolet light breaks down the bonds in a standard epoxy resin, and the visible result is a progressive yellow cast that no amount of cleaning reverses. A polyaspartic topcoat is formulated to resist that breakdown, so the colour you approve is the colour you still have in three summers. Heat matters too — a dark slab in full Florida sun gets hot enough to soften a cheap coating under a parked tyre, which is what causes hot-tire pickup. Quartz systems add a texture that stays cooler underfoot around a pool.
Why do concrete coatings peel or fail?
Almost always because of skipped preparation or compressed cure time. A coating bonds to the profile left by mechanical grinding; acid etching and DIY kits do not open the concrete enough to hold. Every Diligent Crete floor is diamond-ground, moisture-tested, and repaired before any coating goes down, and that is backed by a written warranty. Grinding leaves a measurable texture for the resin to key into, and that mechanical grip is what carries the load when a tyre twists on the surface. Acid leaves the pores largely closed, so the coating sits on top like a film and releases in sheets once water or heat gets underneath. Moisture is the other common cause: vapour rising through an untested slab pushes a coating off from below, no matter how good the product was. Both checks happen before anything is mixed.
