Clean & Coat

Maintenance for decorative concrete we installed — cleaned back and re-sealed to bring the colour and depth back up.

What it is

Sealer is a wear layer, and on a Florida driveway it is the layer taking the sun. Every few years a decorative surface benefits from being cleaned back and re-sealed: the colour comes back up, the depth returns, and the surface underneath keeps its protection instead of starting to weather.

Clean and coat is deliberately narrow in scope. It is cleaning and re-sealing — it does not include repairs, crack work, or touching up damage, and it is not a way to rescue a surface that has already failed. If the finish underneath is worn through rather than dull, resurfacing is the honest answer and we will quote that instead.

We only offer paint and colour matching on work we installed recently with a solvent-based clear or paint. Matching someone else’s colour, or our own from several years and several seasons of sun ago, does not produce a result we are willing to put our name on.

Where it's best

  • Decorative concrete we installed that has gone dull rather than failed
  • Routine maintenance every few years to keep the sealer intact
  • Refreshing colour depth before a sale, event, or open house
  • Surfaces that are structurally fine and just need protection renewed

How we install it

Clean & Coat goes down in three stages, always in this order, and each one gets the cure time the manufacturer specifies rather than the time a schedule would prefer. Compressing or skipping a stage is the single most common reason a coating fails early, so the sequence below is the job — not a summary of it.

  1. Assess

We check whether the existing finish is dull or actually worn through. If it is the latter, we will tell you resurfacing is the right call rather than sealing over a failing surface.

  2. Deep clean

The surface is cleaned back to remove dirt, organic growth, and degraded sealer so the new coat bonds to the finish rather than to grime.

  3. Re-seal

A fresh sealer coat is applied, bringing the colour and depth back and restoring the wear layer, with slip resistance re-tuned as needed.

Frequently asked questions

How often should decorative concrete be re-sealed?
Every few years for exterior surfaces in Florida, sooner for a driveway in full sun than for a covered lanai. If water no longer beads and the colour looks flat and chalky, the sealer has done its job and is ready to be renewed.
Does clean and coat include repairs?
No. It is cleaning and re-sealing only. Cracks, spalls, and touch-ups are quoted separately with photographs, because bundling repairs into a maintenance price is how customers end up surprised.
Can you clean and coat a surface another company installed?
Usually not in a way we would warrant. We cannot know what product is on there or how it will react to ours, so in most cases we recommend resurfacing instead, which gives you a known system and a warranty that means something.
