Concrete coatings in Leesburg

Concrete coating and resurfacing in Leesburg FL — our home base, and the widest range of slab ages we work on.

Working in Leesburg

Leesburg is where we are based, which means shorter travel and easier scheduling, but it is also the most varied concrete we deal with. The housing stock runs from mid-century homes near the historic downtown through to recent builds on the edges of town, and the slab under a 1960s carport has almost nothing in common with one poured five years ago.

That variety changes the job. Older Leesburg concrete has usually been painted at some point, often more than once, and those layers have to come off mechanically before anything new goes down. It also tends to have spalling and crack repair to deal with first. We would rather grind it all back and resurface the whole area than patch into an existing finish, because a patch on weathered concrete never blends and you end up paying for work that still looks wrong.

The lakefront properties around Harris and Griffin bring their own considerations. Concrete that sits near water and under mature tree cover stays damp longer and grows more organic staining, so preparation and the choice of topcoat matter more than they do on an open, sunny driveway.

What we're usually asked for here

  • Resurfacing older driveways with previous paint or coating layers
  • Crack and spall repair on mid-century slabs before coating
  • Garage and workshop floors
  • Patios and pool decks on lakefront properties
Leesburg questions

Asked locally

My driveway has old paint on it. Can you coat over it?
Not over it, no. Old paint is exactly what a new coating will delaminate from, and it is common on older Leesburg driveways. We grind the surface back mechanically to remove every layer and open the concrete before anything goes down. That is included in the quote rather than discovered as an extra on the day.
Is my concrete too old to coat?
Age alone rarely rules it out — condition does. Concrete that is structurally sound but stained, spalled, or previously painted is an excellent candidate for resurfacing. Concrete that is heaving, sinking, or cracked through because of a drainage or soil problem needs that fixed first, and we will tell you plainly if that is what we find.
